Property photos are, without question, one of the most critical marketing tools there is. Here we reveal exactly what buyers are looking for when they scroll through those all-important images and how you can make your home camera ready.

The front of a property 

In a recent survey that questioned 1,000 buyers, 42% indicated that the most important image when looking at potential properties was an outside shot of the building. With kerb appeal at the top of their list, here’s what you can do to catch a buyer’s eye:-

  • If you have a driveway, make sure all parked vehicles are removed and consider having it jet washed.
  • Tidy away any bins from the front of the house.
  • If you have a front garden, mow the lawn and get rid of any weeds or dead plants.
  • For properties that don’t have a front garden, add a few potted plants or flowers to the windowsill to give it a homely look.
  • Clean the windows, including the frames, and the front door.
  • Now’s the time to make your way through that list of jobs you’ve been putting off, like giving the front door a new lick of paint or replacing missing roof tiles.
  • If you live in a block of flats, check that the main entrance to the building is clean and free from any clutter, such as junk mail.

The rear garden 

The survey revealed that the next most important set of photos for home buyers is the property’s garden, specifically its size and style. Any outside space deserves your attention in the run up to a sale, and the following jobs will immensely help with presentation:-

  • Mow the lawn and get rid of any dead plants and weeds to keep the area looking tidy. If you’re lacking in grass but have a patio or decking, give it a jet wash.
  • Give fences a new lease of life by making repairs and applying a fresh coat of paint.
  • Store away garden toys, bikes and scooters.
  • Show any garden furniture off to its full potential by cleaning it down and consider adding accessories, such as cushions or an outdoor rug.

Kitchen

The inside room most potential home buyers are interested in is the kitchen, so it’s essential to get this space looking just right in photos. Less is definitely more,

  • Declutter any open shelves and the kitchen table.
  • Clear your countertops. Keeping items such as coffee machines, microwaves, toasters and jars of dried food out of pictures will help open up the space.
  • Remove any magnets, photos, pictures or letters from your fridge.
  • A good camera will pick up every small detail, so remove tea towels, ensure your washing machine drum is empty and don’t leave anything on your draining board.
  • If you have pets, remove any food bowls and litter trays.
  • Clean all the windows in the kitchen and any glass doors that lead outside.

Master bedroom

The survey indicated that the master bedroom was the second most sought-after room in terms of imagery.

  • Again, decluttering is key. Potential buyers want to be able to imagine themselves in your property and they’ll find it more challenging with your belongings everywhere.
  • Iron the bed linen before making the bed.
  • Wipe down any mirrored or glass surfaces.
  • Clothes should be put away neatly, not scattered on the floor, piled in the corner or spilling out of wardrobes and drawers.
  • Move anything you might have stored under the bed or on top of wardrobes.
