Everyone wants to buy a home that holds its value. Pretty much all of us want to own a property that increases its value while we’re living in it. The question is, what type of dwelling is the best to buy.

Past records show one property repays its owners time and time again, and that’s a property with waterside views. Specifically, homes along the UK’s coastline are worth more than their inland counterparts.

Value in sea views

If, from your home, there’s a flash of deep blue (or moody grey, depending on the weather), the sight of foam-topped white horses, the spectacle of sail boats dotted on the horizon or a sliver of golden sand, your home will perform well in the price premium stakes.

This historic trend has recently been reconfirmed by Rightmove. In fact, the property search portal released the results of new analysis in July 2025. It found a sea view carries an average price premium of £88,106 (32%) when compared to other coastal properties without a sea view.

Regency Living’s latest figures concurred earlier this year. Its research looked at seaside premiums at a local level, with data specifically released for West Sussex. West Wittering, Bognor Regis and Worthing were found to have an average house price of £373,743, which is 32.7% higher than the UK average.

Less price disparity in Sussex

The Sussex coast is home to some of the most stunning coastline and properties for sale but it may surprise you to know sea views here come at a more affordable price tag compared to those in other parts on the country.

For example, a home with a sea view in the South East commands a 22% price premium, according to Rightmove. Purchase a property with a coastal vista in the East Midlands or the South West, for example and a home with a sea view will have a 68% and a 44% price premium, respectively.
