There is something alluring and aspirational about the million-pound price tag but when we think of ultra-prime homes, London always springs to mind. That is up until now. Global property brand Knight Frank has just announced Britain’s newest million pound property markets and one of them was Chichester.

To be considered, an area had to demonstrate at least 20% of the homes for sale had a value of least £1 million in two or more quarters of the year, to September 2024. Despite property values that continue to rise, only three areas made the list. Alongside Chichester was our East Sussex neighbour, Winchelsea, and the seat of scholarly learning, Cambridge.

Of course, the Chichester branch of White & Brooks has sold its fair share of amazing million-pound properties over the years. We have recently accepted an offer on a beautiful four-bedroom detached house in the sought-after Summersdale area of the city, while the team is currently booking viewings for a Grade II listed dwelling a stone’s throw from the cathedral. Both have seven figure values.

The most expensive homes aren’t exclusively found within the city walls. Donnington, West Broyle, Shopwhyke, Parklands, Chichester Marina, Chichester Harbour and The Witterings are all suburbs that command just as much value as homes in the historic centre. Scenic views – whether it’s glorious countryside or wonderful water – will also amplify a home’s value.

Chichester, however, hasn’t priced itself out of the property market. At the most affordable end of the spectrum are shared ownership properties and flats that have short leases – great entry points for first-time buyers, cash purchasers and those with the ability to extend a lease. With some Chichester values under £125,000, the right person can make a stamp-duty free purchase – even with the revised rates that came into effect from 1st April 2025.

If your budget is between £200,000 and £400,000, the door is open to larger two-bedroom apartments, terraced homes and even some larger properties that would make excellent renovations projects. Head slightly away from the city centre for the best opportunities.

With more than £400,000 to spend, you can start looking at two-bedroom homes in the city’s premium enclaves, three-bedroom houses in attractive suburbs and even some excellent new build homes at developments including Indigo Park, Minerva Heights and Lavant View.

Those looking for four, five and six-bedrooms don’t always need a million pound budget either. From period properties and turn-of-the century homes to sprawling bungalows and show-home style new builds, there is exceptional value-for-money to be found in Chichester around the £650,000 to £800,000 mark.
