Chichester officially has the hottest rental market in the UK. The declaration was made by Pepper Money in April 2026, after it analysed search activity, rental stock, price growth and letting speeds across 42 locations.

Our amazing city is proving extremely popular with renters, with 659 searches per 10,000 people. That figure was almost double the next highest location, which was Bath and North East Somerset (340 searches per 10,000 people).

Available rentals in Chichester are snapped up faster than many other UK locations. In fact, rentals in Oxford, York, Plymouth and Swansea all linger on the market for much longer.

Rental demand versus supply also favours landlords, with only 19 available properties to rent per 10,000 people in Chichester. Conversely in Winchester, which took ninth spot, there are 74 available rentals per 10,000 people.

When it comes to rental values, the Pepper Money study found tenants are paying around £1,227 per month to rent in Chichester. This is 15% higher than the average monthly cost of a two-bedroom property, which stands at £1,065.

If you’re tempted to invest in a buy-to-let in Chichester, White & Brooks’s sales portfolio may contain the perfect investment property. Here are three properties for sale that have rental potential.

3 homes for sale in Chichester with rental potential

  1. Perfect for families, with solar panels

This four-bedroom house in Chichester’s Ferry Drive is the perfect family rental. Three bathrooms and three receptions ensure there’s oodles of space for everyone, with a utility room, conservatory, study and external garden room increasing the living accommodation. Landlords will love the bank of solar panels, guaranteeing the legally-required minimum EPC rating.

  1. Freehold apartment with period elegance

Just to the north of Chichester city centre is this two-bedroom apartment on Rew Lane. Catching the eye is the tenure – a share of the building’s freehold. And what a building it is. This converted Victorian house has bags of character, with the potential to attract tents who want that little bit extra. Expect two balconies, original period features and an allocated parking space.

  1. In the city centre, no chain

Tenants looking to be in the heart of Chichester will be queuing up to rent this one-bedroom house set on Cutten Way, a short walk from the cathedral, restaurants and shops. There are bifold doors opening out onto a low-maintenance garden, a bonus first floor room that would make an ideal dressing room, a home office or a nursery, and private parking. And did we mention that it’s chain free?
